Which M8 mock exam should you actually use

The mock exam that helps you pass M8 is the one that marks your answer and then shows the full working behind it, because M8 fails the people who memorise formulas without practising them against the clock. A question bank that explains each calculation step is worth more than any static PDF paper, and CMFAS Prep gives you unlimited timed sets with worked solutions for roughly what most sellers charge for one paper.

M8 covers Collective Investment Schemes. The paper is short at 50 questions, which fools candidates into thinking it is easy. The catch is that a chunk of those questions are calculations: time value of money, fund pricing, and risk ratios. Get the method wrong and you lose marks fast, with no partial credit on a multiple-choice paper. So the real question is not "where do I find practice questions" but "where do I find practice questions that teach me the method."

Three kinds of material are sold in Singapore for this. Here is how they hold up against what M8 actually asks.

Peer notes and PDF summaries

These cost the least, around $15 to $20 on resale marketplaces, and they suit someone who already does fund maths in their day job and just wants a memory refresher.

The problem is what they leave out. Most summaries print the formula and stop there. You get FV = PV(1+r)^n on the page, but nothing on how to handle a rate compounded quarterly, which is exactly the variation the examiner uses to separate candidates who understand the method from those who copied it down.

The second problem is age. M8 tests regulatory limits that MAS revises, including borrowing and leverage limits for property funds and S-REITs. A summary written two intakes ago can carry a figure that is now wrong, and you will confidently pick an answer that used to be correct. Before you trust any second-hand note, check it against the current rules in the exam guide for M8.

Fixed mock papers from established providers

Classroom schools and study-guide sellers produce solid papers. The quality is usually fine and the figures are kept current. If you want something that feels like sitting a real exam end to end, a paper does that.

The limit is the format. You buy by the set, often near $40 for one paper of around 50 questions. With a paper that short, a single set never shows you every way a calculation can be framed. Worse, once you have seen the answer key twice, you stop solving and start recognising. Recognition does not survive a fresh question in the exam hall.

If you want a feel for the question types before committing, work through our free M8 mock exam, which walks through the five calculation styles that catch most candidates.

A question bank that shows the working

CMFAS Prep was built for the part of M8 that scares people: the maths. The difference from a static paper comes down to four things.

First, the solutions. When you get a question wrong, you do not just see that the answer was B. You see the formula with your numbers substituted in, so you can find the exact step where your method broke. That feedback is on every question, not a select few.

Second, you can drill by chapter. M8 wants you to tell apart unit trusts, ETFs, and REITs, and the distinctions are subtle. The practice-by-chapter mode lets you sit only on the CIS structures and product chapters until those comparisons are automatic, instead of wading through a full mixed paper each time.

Third, the bank tracks your attempts and surfaces where you keep slipping, so your revision time goes to your weakest topics rather than the ones you already have.

Fourth, it does not run out. One set of fixed papers gives you one run. An unlimited bank lets you keep generating fresh questions until the calculations feel routine, which is the only state in which you should walk into M8.

For how this fits into a full revision plan, see how to pass the CMFAS M8 exam.

What failing actually costs

Run the numbers, since M8 rewards people who do. A retake through SCI runs about $130 to $150, plus the lost time and a second round of cramming. The full CMFAS Prep access is $29.90. Spending $29.90 to cut your chance of a $130 retake is the kind of expected-value call M8 is testing you on in the first place.

The cheap PDF can win on price alone, and a fixed paper gives you that one clean exam-day rehearsal. But on a calculation-heavy paper where the explanations are the whole point, paying once for unlimited worked questions is the option that does the actual teaching.

A quick gut check before you buy

Open any material you are about to pay for and find one calculation question. If it shows you the answer but not the substitution, it will not move your score on the questions that decide M8. That single test rules out most of what gets sold for this paper.

Frequently asked questions

It is risky. M8 has specific calculation formulas and regulatory limits (e.g., REIT leverage). Old notes often contain outdated figures or skip the calculation steps entirely, which can lead to failure.

M8 requires math application. A PDF just gives you a static list of questions. A simulator (like CMFAS Prep) walks you through the calculation steps for Future Value and Risk Ratios so you understand the logic.

We recommend attempting at least 200+ unique questions to ensure you have seen every variation of the calculation questions and product comparison scenarios.

No, we do not recommend taking M8 and M8A together. It is easier to conquer it one by one as the concepts are dense.

Yes, we have a "Practice by Chapter" mode. You can focus on specific chapters and drill on your weak spots.
